Short answer: booking direct is usually cheaper and always more flexible, because there is no platform taking a cut and no rulebook sitting between you and the owner. Booking through a platform buys you a dispute process and a payment guarantee, which matters most when you do not know who you are dealing with.
We rent our own villa both ways, so read the rest with appropriate suspicion. We have tried to be straight about the situations where a platform is the better choice — and there are several.

What you are actually comparing
A booking platform is an intermediary. It finds you the property, holds the money, sets the cancellation rules and provides somewhere to complain. It charges for that — sometimes visibly to you at checkout, sometimes to the owner, and the exact split has changed more than once in recent years.
What does not change is that the cost sits somewhere in the chain, and it ends up in the price one way or another. So the only comparison worth making is the final total for the same dates on both, including cleaning, taxes and any fees added at the last screen. Comparing nightly rates alone will mislead you.
When you book direct, that intermediary is gone. What you lose with it is the safety net.
Where booking direct is genuinely better
Price, usually. With no platform taking a percentage, there is more room in the number — though only if the owner passes it on. Ask directly whether the direct rate is lower, and compare totals.
Flexibility. Platform cancellation policies come in fixed tiers. An owner can agree something specific to you — a later check-out, a deposit split, a date shift when a flight moves.
Longer stays. Monthly and multi-week rates are usually negotiable direct. Platforms apply preset discounts that rarely reflect what a month actually costs the owner.
Getting real answers. Is the road passable in a hire car? Will the chef cook for a coeliac? Is the third bedroom genuinely quiet? You are asking the person who knows, rather than a listing description written to be searchable.
Groups and events. Anything unusual — a wedding, a milestone birthday, a whole-property hire — is far easier arranged directly.
Where the platforms are genuinely better
We would be doing you a disservice if we skipped this part.
You do not know us. That is the honest heart of it. A platform verifies that a property exists, holds your money until you arrive, and gives you somewhere to go if it does not match the listing. Booking direct with a stranger has none of that.
Dispute resolution. If the pool is green and the owner stops replying, a platform has a process. Direct, your recourse is your card issuer, which is slower and less certain.
Reviews you can weigh. Platform reviews are tied to verified stays. Testimonials on an owner’s own website — including ours — are selected by the owner. Read them, but weigh them accordingly.
First time in an unfamiliar country. If you are nervous, the fee is buying you reassurance, and that is a reasonable thing to spend money on.
Our honest advice: if a direct booking saves you a small amount and you have no way to verify the owner, take the platform.
How to book direct without getting caught out
Villa rental scams exist, and they mostly follow the same pattern. A few checks remove nearly all of the risk.
- Check the property exists independently. Search the name. A genuine villa has a history — reviews elsewhere, a Google Business listing, photographs taken across several years.
- Look for the same property on a platform. If it is listed on Airbnb or Vrbo under the same name and photographs, the owner has been verified by someone.
- Insist on a written agreement setting out dates, total price, what is included, the deposit and the cancellation terms.
- Pay the deposit by credit card where you can. Card payments carry chargeback rights. Bank transfer and cryptocurrency do not.
- Be wary of pressure. Urgency about a discount that expires today is the oldest tell there is.
- Have a real conversation. A phone or video call with the owner settles most doubts in five minutes.
What to ask before you pay
- What is the total, including cleaning, taxes and any extras?
- What exactly is included — staff, meals, transfers, utilities?
- What is the cancellation policy in writing, and does it change close to the date?
- When is the balance due?
- What happens if a hurricane or a cancelled flight stops us travelling?
- Who is on site during the stay, and how do we reach someone at night?
- Is there anything about the property you would want to know if you were booking it?
That last one is worth asking. The answer, and whether you get one, tells you a good deal.
