Booking a villa for ten people is a different problem from booking one for four, and the questions that decide whether it goes well are not the ones listing sites make easy to answer. Here is what we would check before paying a deposit, and how we handle each one at Butterfly Hill, a five-bedroom staffed villa in Treasure Beach.

Beds are the headline. Bathrooms and shared space are the real limit.

Most listings lead with the maximum number of guests. For a group of eight to ten, ask how many real bedrooms there are, whether each has its own bathroom, and whether the air conditioning covers every sleeping space or only some of them.

Butterfly Hill sleeps up to 10. Every bedroom has its own bathroom and air conditioning, and the outdoor living space does a lot of the work when ten people are not all in one room: an infinity pool, a rooftop patio with a palapa, an outdoor bar, and several seating areas spread around the grounds, so a group can split up without anyone feeling crowded.

Who cooks for ten people?

Cooking for a group is where self-catering villas quietly become hard work. A staffed villa removes it, but check exactly what the staff covers. At Butterfly Hill a private chef prepares breakfast and dinner and can pick up your groceries, while a housekeeper and groundskeeper are on site throughout. The cost of the food itself is not included in the rental, which is the line item that surprises large groups most, so ask any villa how it handles it.

What it actually costs per person

The rate depends on the number of guests and the season. For ten guests it is US$950 a night in low season (1 May to 14 November), US$1,000 from 15 November to 30 April, and US$1,100 over Christmas and New Year (15 December to 4 January). Smaller groups pay less, from US$350 a night for one or two guests, so for a full group of ten the saving between seasons is modest. The minimum stay is three nights, and the villa sleeps up to 10. Christmas and New Year book first.

The rental is not the whole bill. Add a staff gratuity of at least 15% of the rental, paid when you leave, and food: the chef prepares breakfast and dinner and will pick up your groceries, but the food itself is extra. We estimate US$35 to US$40 per adult per day and US$25 per child per day. Jamaican room tax (GART) is included in the rate.

For ten adults over seven nights, that comes to roughly the following, before flights, drivers and excursions:

  • Low season: rental US$6,650, gratuity about US$998, food about US$2,450 to US$2,800, so around US$1,010 to US$1,045 per person.
  • Christmas and New Year: rental US$7,700, gratuity about US$1,155, food about US$2,450 to US$2,800, so around US$1,130 to US$1,165 per person.

A 50% deposit secures the booking, with the balance due 60 days before arrival. The rates page shows the current figures, and rates can change.

When you compare villas, compare the total including food, gratuity and tax divided by the number of people, not the headline nightly rate.

Getting ten people from the airport

Treasure Beach is two and a half to three hours by road from Montego Bay airport, and ten people with luggage will not fit in one taxi. Arrange transfers before you land. Who this suits, and who it does not

It does not suit a group that wants nightlife, shopping or a resort with organised entertainment. Questions to ask any villa before you book a group

How many people does it really sleep, and in what beds? Does each bedroom have its own bathroom and air conditioning? Is the cook included, and are groceries extra? What is the staff gratuity, and is tax in the rate? What is the minimum stay, and what is the deposit and cancellation policy? Can the host arrange drivers for a group? Are there guest reviews tied to verified stays?
